Start with builders relevant to your project

The best home builder for one project may be a poor fit for another. Shortlist builders with recent work that resembles your intended home, site conditions and approval pathway. A duplex, narrow block, knockdown rebuild and custom acreage home each demand different experience.

Look beyond polished renders. Ask to see completed projects, construction details and examples of how the team resolved site or approval constraints similar to yours.

Make every proposal comparable

Give each builder the same brief and ask for an itemised inclusions schedule. Compare site works, allowances, facade treatment, internal finishes, energy requirements, approvals, service connections and items left for the owner to arrange.

A lower starting figure may reflect a different scope. Mark every allowance, exclusion and provisional item, then ask what information would be needed to make each amount more certain.
